A: Timelines vary by project, but as a guide:
Small renovations: 2–3 months from design to planning
Larger projects or new homes: 4–6 months

Planning & Permissions
Q: Will I need planning permission?
A: Not always. Some works — such as modest extensions or attic conversions — can be exempted developments. We’ll check this for you before any drawings are started.
Q: How long does planning permission take in Dublin?
A: Local councils usually take about 8 weeks to make a decision, though this can vary depending on the project and location.
Q: Do you handle the planning process?
A: Yes. We manage the full planning application — drawings, forms, reports, and communication with the local authority.
Protected Structures
Q: What is a protected structure?
A: A protected structure is a building of special architectural, historical, or cultural importance, listed on your local authority’s Record of Protected Structures (RPS). It’s legally protected under the Planning and Development Act 2000.
Q: How can I tell if my property is protected?
A: You can check with your local council’s Planning Department or search the online RPS database. We can confirm this for you as part of our initial consultation.
Q: Can I make changes to a protected structure?
A: Yes — but any work that might affect the building’s character requires planning permission, even for things that would usually be exempt. We design sensitively, balancing conservation with modern living.
Q: Do I need a conservation architect?
A: For smaller works, we can usually handle the design and permissions. For major conservation projects, we collaborate with RIAI-accredited conservation architects (Grades I–III) to meet all regulatory and heritage requirements.
Q: What types of work need permission?
A: Any changes affecting the character, appearance, or fabric of the structure — such as extensions, window replacements, internal layout changes, or re-roofing — will likely need permission. We’ll guide you through what’s allowed and prepare all the necessary documentation.
Q: Can you help with conservation reports or planning submissions?
A: Yes. We prepare conservation method statements, heritage impact assessments, and liaise with the local Conservation Officer on your behalf.
Q: Will I still be able to modernise my home?
A: Absolutely. With careful design, it’s possible to create a bright, comfortable, and contemporary home that still respects its original character.
Q: Are grants available for conservation works?
A: Occasionally, yes. Local authority conservation grants or Heritage Council funding may be available. We’ll advise you if your project qualifies and help with the application if relevant.

Q: Do you design energy-efficient homes?

A: Yes. All new homes and major renovations in Ireland must meet Nearly Zero Energy Building (NZEB) standards — and we design with this in mind from the outset.
